Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

6-12 months.

What does it cost to move in?

Prorated Rent, Deposit $750 - $1500, Admin Fee $200 (due with first full month rent), $8 Utility Transfer Fee, $5 Online Account Activation, and $14 RLL (Liability Waiver) $0 If H04 policy is provided with $100k in liability.

Are utilities included in the cost?

No, utilities are not included.

What's your pet policy?

Pet limitations can include maximum pounds of and height. A refundable pet deposit and monthly pet rent will be charged, if allowed. All residents with animals are required to have PRIOR APPROVAL.

What is your guest policy?

No more than one week at a time unless with written approval from owner.

Do you require apartment renters insurance?

Yes. $100,000 in liability, & Office listed as additional interest.

How do I pay the rent?

Online, or in person.

How are repairs taken care of, especially in an emergency?

Emergency on call 24/7. Normal work orders fullfilled within 48 hours.

Is there public transportation nearby?

Yes, bus stops.

How often does rent go up? By how much?

Reviewed near the expiration of the lease agreement. No set amount 1% - 10% typically.

What is the parking situation?

Parking lot is permitted via Park M for $8 per month. Carports available for $65 per month.

Are there plans to update the building?

Lighting project in place. Most apartments are renovated, or are being renovated.

Is there a penalty for breaking my lease?

$1500 Lease break fee.
